General Information

Who is on the Architectural  Control Committee (ACC)?
The ACC currently consists of:

  • Vacant (to be appointed by Board)
  • Vacant (to be appointed by Board)
  • Vacant (to be appointed by Board)
  • Vacant (to be appointed by Board)
  • Vacant (to be appointed by Board)

Who determines who is on the ACC?
The Board selects the members of the ACC by appointment. Members of the ACC serve a one calendar year term (January 1st to December 31st) but can be removed by the Board at any time for any reason.

How many people can be on the ACC?
The ACC is made up of five homeowners from Highlands View. This committee is made up of two Board members and three non-Board members. The ACC elects its own Chairperson and Secretary. The Chairperson is responsible for organizing ACC meetings and walkthroughs and will report committee activities back to the Board. The Secretary is responsible for keeping minutes of committee meetings.

How can I join the ACC?
(Answer as of 1/1/2007) The Board will accept applications from homeowners interested in joining the ACC during 2008 later in 2007.


 

Decks

Do I need ACC approval prior to staining my deck?
Yes. All exterior modifications to a townhome must be approved by the ACC. The ACC Modification Request Form can be found on the downloads page of this website.

What is the deck stain standard for Highlands View?

Satellite Dishes and Antennas

Do I need ACC approval prior to having a dish installed on my home?
Yes. You must provide the ACC with the date of the installation, the dish company, the dish model, and the dish size. The ACC must approve the dish prior to its installation. The ACC will also inspect the dish after its installation to ensure that the below standards have been maintained and issue the homeowner a certificate of compliance if they have.

Where can satellite dishes be placed on my home?
Per the Covenants (Article IX, Section 14), satellite dishes must be placed on the “least visible” portion of the townhome. This does not mean the front of the townhome.

The ACC is currently evaluating their position on dishes. Anyone who has been asked to move their dish by 3/31/2007 is asked to refrain from doing so until further notice.

How many dishes can I have on my home?
The ACC is currently evaluating their position on dishes. Anyone who has been asked to remove any second dish by 3/31/2007 is asked to refrain from doing so until further notice.

Where can standard or HDTV antennas be placed on my home?
The ACC is currently evaluating their position on antennas. Anyone who has been asked to remove their antenna by 3/31/2007 is asked to refrain from doing so until further notice.

My DirecTV or Dish Network satellite dish is more than 21″ in diameter. What can I do?
The Board and ACC recognize that newer dishes from DirecTV and Dish Network that provide local HDTV channels are typically oval shaped and can be slightly larger than 21″ in diameter in the largest dimension. The Board and ACC will allow dishes slightly larger than 21″ in diameter in the largest dimension that represent the standard technology used by DirecTV and Dish Network.

My dish or antenna is not in compliance. Can I be grandfathered?
The ACC is currently evaluating their position on dishes. Anyone who has been asked to move their dish by 3/31/2007 is asked to refrain from doing so until further notice.

If I move my dish my signal may be affected. What should I do?
This should not be an issue. Most homes in this community have a good southern sky exposure from the back of the roof. Additionally, many homes with dishes in violation of this provision are situated next to homes that are in compliance. If all else fails, this community is serviced by Charter Communications for cable.


 

Solar Lights

Can I have solar lights in front of my home?
No. Per the Covenants (Article IX, Section 12), no solar devices are permitted without the prior written consent of the ACC. The ACC does not allow solar lights to be placed in front of homes.
